Our experienced team visit and review your property to suggest proven improvements to enhance marketability and guest experience. We also direct you to any legal or health and safety requirements.

Professional Photography
We prepare and stage your property before our specialist property photographer works his magic. Remember, the photos are your guests' first impression and are crucial to securing maximum bookings and prices.

Full Transparency
Via our client portal owners have access to all bookings and guest information, and have the ability to block dates for own use or maintenance and download financial reports to stay up to date with performance and revenue generated. Your housekeepers can also access the calendar and receive booking notifications to stay up to date with up-coming changeovers.

We provide high quality linen and towels and use the best laundry and linen hire service in West Cornwall.
Our network of trusted local tradesmen will ensure that all issues that may arise will be taken care of promptly with minimal disturbance - we aim to resolve most issues within as little as 24 hours.

No Hidden Fees
We believe in full transparency so we do not charge commission on housekeeping, linen or maintenance services - all expenses and invoices are passed on to you at cost.

How do you outperform traditional holiday letting agencies?We use leading property management and dynamic pricing software allowing us to offer flexible booking options and prices that adjust to the market based on competition and demand. This ensures that your property is competitively priced, maximising revenue and occupancy.

How do you handle commission?We charge commission on the nightly price paid by the guests. Commission is not charged on housekeeping (cleaning and linen) and maintenance costs which are passed on to you at cost. This approach ensures full transparency and makes sure that we both benefit when your property thrives.

When do I get paid?We deduct our commission and pay you on a monthly basis with an itemised invoice.

My property is already listed on Airbnb/Booking.com, can I keep my reviews?Yes, we able to integrate your Airbnb or Booking.com account with our management platform so you can keep your existing reviews and superhost status.

I am interested in Full Management but do I have to use all the included services?We are flexible and more than happy to provide bespoke packages/services. For example, if you are handy with maintenance or want to do the housekeeping yourself, we will be more than happy to leave these aspects of management to you.

Do I need to deal with enquiries and guest communication?No, our team will deal with all enquiries before converting them into firm bookings and communicating with guests directly before and during their stay. We also contact guests at the end of their stay to seek feedback and reviews to help promote your property and make improvements if necessary.

Should I allow dogs?Your property, your rules! Of course, allowing pets will most likely lead to more bookings however it will also increase your housekeeping costs and maintenance. We have successfully been managing multiple properties that do not allow dogs for years with minimal impact on revenue. Guests with allergies will be looking for exactly that.

I want to manage the housekeeping and/or maintenance myself, can you recommend trusted professionals?Of course, we are here to help! If needed we are more than happy to help you find quality housekeepers and tradesmen but keep in mind that you will be in charge of liaising directly with them.

I have my own housekeepers, how can they stay up to date with booking and changeover dates?You and your housekeepers will have access to our Property Management System and can receive email notifications when bookings are received so they can stay up-to-date with the calendar.
